Leaks and damp in a condominium: finding the source

Damp patch on a ceiling or wall? Learn how to trace the source of leaks in a condominium, what to do first and when to call the building administrator.

To find the source of a leak in a condominium, start by noting where the stain appears and when it gets worse. If it shows up after rain, the cause is usually outside: the roof, gutters, façade or windows. If it appears in dry weather and keeps growing, suspect a water pipe, a drain or a leak in a neighbouring flat. Take photos, note the dates and tell the administrator straight away.

What to look at first

Before calling anyone, gather the facts. They help whoever comes to the building.

  • Where the stain is. Ceiling, wall, near the floor, next to a window.
  • When it gets worse. Only with rain, only in the morning, after a shower, always the same.
  • What it looks like. Dark stain with a musty smell, bubbling paint, drips, a cold damp wall.
  • Since when. A dated photo is worth more than memory.

Take one close-up and one wide shot of the whole room. Repeat a week later to see whether it is spreading.

Leak from outside or from inside?

Sign Most likely cause
Appears or worsens after rain Roof, gutters, flashings, façade, windows
Appears in dry weather and grows Water pipe, drain, radiator, leak in a flat
Ceiling stain under a bathroom Leak in the flat above or in shared pipework
Damp near the floor, on the ground floor or basement Rising damp or a buried pipe
Drops on the wall near windows, only in winter Condensation, from poor ventilation

Condensation fools many people. It looks like a leak, but it comes from indoor air. It tends to appear in corners and behind furniture, especially in poorly ventilated homes.

This table is a guide, not a diagnosis. Only a technical visit can confirm the source.

First steps in practice

  1. If water is running, close the isolation valve for the flat and, if needed, the main one. Protect the floor and belongings.
  2. Photograph and note what you see, with dates.
  3. Tell the administrator in writing, with the photos. That records the day the problem was reported.
  4. Talk to the neighbour above, if the stain is on the ceiling. Many leaks are solved with a visit and a calm conversation.
  5. Notify the insurer if there is damage. The deadline to report is usually in the policy, so do not let days pass. See what condominium insurance covers.

Do not carry out work on common areas on your own. If a wall has to be opened or the roof touched, the work should be requested and overseen by the administrator.

When the cause is in the common areas

If the problem comes from the roof, gutters, façade or the shared water and drain pipes, the administrator has to call a technician, ask for quotes and, if the work is not in the budget, take it to the owners' meeting. Always compare written quotes, as we explain in how to reduce condominium maintenance costs.

Many leaks can be avoided with a simple routine: clear gutters and drains before the rains and check the roof after storms. It is in the annual building maintenance checklist. For bigger works, the common reserve fund helps pay without extra levies.

How CondGest helps

When an owner reports a leak, CondGest asks for photos and the location, books the technical visit, follows the repair and keeps the report in the building's history. If the work is on common areas, it prepares quotes for a decision at the owners' meeting. See our maintenance and works services and how we work.
