How much managing your condominium costs

The price depends on the building. We explain what sets it and what's included, and send a fixed proposal, with no small print.

What sets the price

Four factors make the difference

Number of units

The work grows with the building, but not in the same proportion: in small buildings the cost per unit tends to be higher.

Equipment

Lifts, garages, automatic gates, pumps, fire systems or a pool mean more contracts and more follow-up.

How often owners meet

The annual ordinary owners' meeting is always included. Extraordinary meetings depend on each building.

Starting point

Accumulated debts, works in progress or missing records mean more work at the start.

About pricing

Why don't you publish a price list?

Because two buildings with the same number of units can have very different needs. We'd rather send a fixed proposal, with the price per unit and everything that's included, than show a starting price that doesn't hold up later.

Are there hidden costs?

There shouldn't be. The proposal itemises what's included in the monthly fee and what's charged separately, with its price. Always ask any company you're comparing for this.

Does the management fee include the building's expenses?

No. Cleaning, lifts, electricity for the common areas, insurance and works are the condominium's expenses, paid from the fees. Our job is to make sure the building pays a fair price for them.
