    Before the first owners' meeting

    We meet the developer to get to know the development and prepare the notice and the agenda.

    First owners' meeting

    We chair the meeting, in person or by video call, and draft the minutes.

    Setting up the condominium

    We get the condominium running, with everything in its own name and nothing depending on the developer.

    • The condominium's tax number (NIF) and bank account
    • Water, electricity, lift and cleaning contracts transferred
    • Survey of the equipment and maintenance plan
    • Owners' portal access for every owner

    Warranty period

    Defects reach the developer organised, through a single channel, instead of dozens of separate contacts.

    • Every defect logged with a number, photos and date
    • Reported to the developer in writing, grouped together
    • Followed up until repaired and checked on site

Condominiums in new developments

When should the first owners' meeting be called?

As soon as units have been sold. That way the condominium has management, a budget and insurance from the outset, and the first owners know who to turn to. We prepare the notice and the agenda.

Who pays the fees on unsold units?

Until they are sold, the units belong to the developer, who pays their fees like any other owner. We issue notices and receipts per unit and, for every sale, the statement of charges owed to the condominium.

How do you handle construction defects during the warranty period?

We log every defect, whether reported by owners or found on our visits, with photos and date. We send them to the developer in writing, grouped together, and follow each repair until it's completed and checked.

What records should we hand over to the condominium?

The housing technical file (ficha técnica da habitação), as-built drawings, the health and safety file for the works, equipment manuals and warranties, and the contracts in force. We use them to survey the equipment and draw up the maintenance plan.

What size of development do you work with?

From buildings with three units to developments with more than a hundred. We're in Lisbon, Cascais and Montijo.
