Communication

Nobody should have to call three times about the same thing.

  • Every request has a number, an owner and a deadline

    When you contact us, the request is logged with a reference number and assigned to a person. It has deadlines for the first reply and for resolution, which we measure every week.

  • We confirm we've received it

    A person replies to you, with the request number, so you know it's being handled and how to follow it.

  • Accounts and documents without having to ask

    Every owner has access to the owners' portal, with their own statement, the building's accounts, the minutes and the documents.

Looking after the building

A well-maintained building is worth more and costs less in the long run.

  • We get to know the building

    At the start, we survey the building's equipment: lifts, gates, pumps, lighting, safety systems.

  • A schedule of checks made to measure

    From that equipment, every building gets a schedule of periodic checks. Maintenance visits are booked and nothing depends on anyone's memory.

  • Mandatory inspections on time

    We keep track of lift and gas inspection deadlines, the result of each one and the re-inspections when there are items to fix.

What owners ask us before switching

How much does condominium management cost?

It depends on the number of units, the equipment (lifts, garage, automatic gates) and the services included. We ask for a few details about the building and send a fixed proposal, stating everything that's included and what is charged separately.

How do we change management company?

The change is decided at an owners' meeting, by majority. We help prepare the notice and the agenda and, once elected, we handle the handover with the previous administrator: documents, bank accounts, contracts and debts.

Can owners see the accounts?

Yes. Every owner has access to the owners' portal, where they can see their own statement, the condominium's accounts, the minutes, the budgets and the notices, without having to ask.

Can owners' meetings be held online?

Yes. Since Law 8/2022, meetings can be held by video call. We organise meetings in person, online or hybrid, and make sure owners without the means to join are provided for.

What do you do about unpaid fees?

We start with reminders and offers of a payment plan. If that doesn't work, the minutes that approved the fees are an enforceable title and allow court collection, including the interest and penalties approved.

Do you work with owners who live abroad?

Yes. Accounts, minutes and documents are in the owners' portal, notices go by email to owners who agreed to it, and meetings can be joined by video call, wherever you are.

We manage condominiums in Lisbon, Cascais and Montijo: residential, office and mixed-use buildings. Our office is in Lisbon. If your building is elsewhere, talk to us.
