How we work
Communicate clearly. Look after the building.
These are the two things that matter most in the life of a condominium, and we've organised our team's work, and the software we built to do it, around them.
The two pillars of our work
Communication
Nobody should have to call three times about the same thing.
Every request has a number, an owner and a deadline
When you contact us, the request is logged with a reference number and assigned to a person. It has deadlines for the first reply and for resolution, which we measure every week.
We confirm we've received it
A person replies to you, with the request number, so you know it's being handled and how to follow it.
Accounts and documents without having to ask
Every owner has access to the owners' portal, with their own statement, the building's accounts, the minutes and the documents.
What the meeting decides gets done
Every resolution becomes a task with an owner and a deadline. At the next meeting we report on where each one stands.
Clear owners' meetings
Attendance, proxies and votes recorded by permillage, and the minutes drafted from the votes. They go by registered letter to those the law requires.
Looking after the building
A well-maintained building is worth more and costs less in the long run.
We get to know the building
At the start, we survey the building's equipment: lifts, gates, pumps, lighting, safety systems.
A schedule of checks made to measure
From that equipment, every building gets a schedule of periodic checks. Maintenance visits are booked and nothing depends on anyone's memory.
Mandatory inspections on time
We keep track of lift and gas inspection deadlines, the result of each one and the re-inspections when there are items to fix.
Every visit is recorded
The technician logs the visit, fills in the checklist item by item and leaves the report, which goes into the building's history.
Insurance without gaps
We check that the building and every unit have valid insurance, and prepare the renewal 60 days in advance.
The building's records in order
Contracts, insurance policies, technical reports, minutes and invoices kept in a digital archive for each building.

Our own technology
Software we built for the way we work
We develop our own management software. Requests, deadlines, maintenance plans, inspections, owners' meetings and insurance all live in the same place, and nothing depends on loose paperwork or anyone's memory.
- Response times measured in business hours
- Alerts before every inspection and renewal deadline
- The full history of every request and every technical visit
- Access restricted to the team, with a log of who changed what
Frequently asked questions
About the way we work
How do I follow up a request I made?
Every request gets a reference number when we log it. With that number, anyone on the team can tell you where it stands and who is handling it.
What is the schedule of checks?
It's the list of periodic checks each piece of equipment in the building needs, and how often. It's built from the survey of the building and is the basis for the maintenance visits.
Who keeps track of the lift inspections?
We do. We record the date of each inspection, the result and the deadline for requesting the next one, and follow up the re-inspections when there are items to fix.
How do we know what's been done about what the owners' meeting decided?
Every resolution becomes a task with a person responsible and a deadline. We report on where each one stands at the next meeting.
Shall we get to know your building?
Tell us how many units the building has and what it needs. We'll send you a clear proposal, with everything that's included.
